Halloween is almost here, and let's be honest - buying a home can feel a little spooky sometimes!
Some things on a listing are a total treat. Others look sweet on the outside and turn out to be a trick. Here's how to tell the difference.
TREAT - Seller paying closing costs: With more homes on the market and sellers more willing to negotiate, asking for help with closing costs is back on the table. This means more cash stays in your pocket on move-in day.
TRICK - Open floor plans with no storage: That wide-open layout looks amazing in photos. But where do the coats, the vacuum, and all of the holiday decorations go? Count the closets before you fall in love.
TREAT - Recently updated mechanicals: A newer furnace, water heater, or roof might not be the most exciting part of a showing, but it can save you thousands down the road. (Especially heading into a Minnesota Winter!)
TRICK - Perfect listing photos with virtual staging: Virtual staging can make an empty room look cozy and huge. Rooms can feel very different in person, so always tour before you get attached.
TREAT - Home warranty included: A home warranty can help cover repairs on things like appliances and major systems during your first year. It can be a lifesaver when something breaks the month after closing!
So how do you make sure you end up with more treats than tricks?
Having an agent who knows what to look for behind the scenes makes all the difference. From reading between the lines on a listing to asking for the right concessions, that's where I come in.
