Is Fall a Good time to be a buyer?

September 1st is the kickoff of Fall season. Well, at least it is for those of us who are obsessed with the “-ber” months! 

It raises the question though as we transition away from summer, is now a good time to be a buyer?

The short answer - yes! 

The Twin Cities metro is seeing more listings go on market than offers being given - this means our supply is increasing. The end of August had 3 months of supply which shows our market is trending towards balancing out rather than favoring sellers over buyers.

The increase in supply means homes are sitting on the market for longer, which allows buyers to have much more negotiation power than we saw back in Spring. This means seller contributions, contingencies and repair requests are back on the table for buyers. 

For buyers looking at new-construction homes, it can be beneficial to be the last home sold in the neighborhood. Builders care a lot about their numbers looking good by the end of their fiscal year. For builders whose fiscal years end in October-December, these next few months could be great for you as a buyer. This means specials and unique deals can be made in order to ensure they sell a home in time, rather than for top dollar. 

While Spring and Summer can be exciting times to enter the market because lots of new homes are being listed - patient and savvy buyers are entering a prime time as we move into Fall.
